Garage Conversion

California law now permits the conversion of garages into habitable living space. The intent of this law is to provide more affordable, safe housing for California residents. While this can be a bonus for property owners and tenants alike, it is essential that the space be habitable and safe. The space may be classified as a part of the existing dwelling, or with separate entry and utilities, it may be an accessory dwelling. Either way, proper permits are required, and even though state law allows such conversions, local building codes must be met as well. In general, the space must have adequate ventilation, windows, heating, and electricity. It must be free from pests and mold. There are other safety considerations as well, such as no gas heater in the sleeping space and no garage opening to the sleeping space.

Earthquake Retrofitting

In 2015, Los Angeles passed a new ordinance to reduce the vulnerability of buildings during seismic events. The ordinance addresses two types of retrofits.

Soft Story Seismic Retrofitting in Los Angeles

If you own a building of 2 or more stories, with 3 or more living units, you are required to comply with a 2015 City of Los Angeles ordinance that requires seismic retrofitting. Soft story retrofitting addresses vulnerability due to wood frame construction and ground level parking areas that do not adequately support the floors above. It also addresses older construction that does not meet standards enacted after 1978. Even if you have not received a notice, you should check to see what your responsibilities are.

The good news is that you can meet the first step in compliance by showing that you have a plan in place. Gozen Construction is highly experience with seismic retrofitting, and we can put your mind at ease, formulating a plan for you. All work is mandated to be completed by 2023 and 2024, so the best time to start planning is now. In many cases, the work does not take long, but for safety, the best time to start is as soon as possible.

Non-Ductile Retrofitting in Los Angeles

Non-ductile retrofits address structural weaknesses in concrete buildings constructed according to codes prior to around 1980. The compliance period is longer than with soft story retrofitting, but why wait? The next major earthquake may not wait!
